
The Rotonda Meadows and
Rotonda Villas subdivisions were established
in 1972. Originally, each subdivision had its
own property owners’ association, set
up under the requirements of the State of Florida.
In 1993 the associations merged to form The
Rotonda Meadows/Villas
Conservation Association, Inc.,
totaling over 4,500 lot owners. For legal description
purposes, there remain two separate subdivisions,
but only one combined Association.
The purpose of the Association
is to maintain the "common areas"
of the community such as the road right of ways,
lakes, parks and other property that is owned
by and is a part of the community but is not
owned by the respective lot owners individually.
Your Rotonda Meadows/Villas
Conservation Association maintains lakes and
canals, right of ways, greenbelts and swales.
All of this area is important to the aesthetics
of the community, but more importantly, is part
of a designed drainage control plan to help
protect your property from flooding.
Even though there are less than
10 homes in the community at this time, the
State of Florida still imposes strict regulations
that an association this size (over 4,500 lots)
must follow so the common area rights of all
lot owners will be preserved. As a reminder,
if you plan to build a home, the plans for the
home must be submitted to the Association for
approval prior to the start of construction.
The Association responsibilities
should not be confused with the local government
real estate taxes that supply fire, ambulance,
road maintenance, mosquito control and public
schools among other services to the property
owners of the county.
The day-to-day operations of
the Association are handled by a professional
management company. Professional Property Services
maintains an office for the Association, and
manages the Administrative, Financial, and Maintenance
affairs for the Association. Professional Property
Services has been in business in the Rotonda
area for over 10 years, and the staff is very
knowledgeable and experienced in dealing with
the communities of Rotonda.
